What is a Late Key Waiver and how much does it cost?

Unexpected delays can sometimes occur on moving day, especially when it comes to gaining access to your new property due to late key release. Our Late Key Waiver is designed to save you both stress and money in such situations.

Our removal team will wait outside your property until 2.00pm at no charge. After 2.00pm, there will be a waiting charge of £120.00 per hour, up until the time we gain access. 

For a one-off fee of £120.00, the Late Key Waiver extends this waiting period by an additional two hours, meaning our team will wait until 4:00pm without extra charges.

Please note, the waiver does not cover scenarios where access cannot be gained at all on your moving day. If keys are not received on the scheduled day, storage and re-delivery fees will apply.

This waiver strictly covers delays caused by late key release—it is not intended for additional preparation or cleaning time before access is granted.

What happens after 4.00pm?

On your removal day, if access to your new property has not been gained by 4:00 PM, we will work closely with you and our team to determine the latest possible time we can remain onsite. Please note that the decision to extend our stay will be at our discretion.

In the absence of keys by this time, we will need to consider one of the following options:

 1. Leave and store your belongings: Your contents will be securely stored, and re-delivery will be arranged on a mutually agreed date once access is secured. Storage and re-delivery charges will apply.

 2. Deliver your beds back to your old property: The rest of your belongings will be stored as detailed above.

 3. Return all belongings to your old property: This option is only possible if time permits.

Each situation will be assessed individually, taking into account factors such as the volume of items, the feasibility of completing the unload that evening, distance from our base, and our working hours.

If we agree to continue waiting onsite beyond 4:00pm, key waiting charges will apply, as the Late Key Waiver only covers waiting time up to 4:00pm.

Why might there be a delay between arriving at the new property and being able to unload?

There are various reasons why access to your new property might be delayed, and most of these are beyond your control—or ours. Common examples include:

 1. Delays with money transfers: Keys cannot be released until funds have cleared. If your transaction involves a lengthy chain, delays are more likely, especially if you’re near the end of the chain. Keep in mind that money must pass through every link, which can push key release into the early afternoon. Additionally, some solicitors take lunch breaks between 1:00 PM and 2:00 PM, which could further slow the process.

 2. Legal issues in the chain: Any problems with completion at another point in the chain can cause delays for everyone involved.

 3. Same-day exchange and completion: While increasingly common, this practice often leads to additional delays, such as waiting for paperwork to be processed, funds getting stuck between solicitors’ bank accounts, unexpected issues with property searches, or last-minute mortgage complications.

By understanding these potential challenges, you can better prepare for possible delays on moving day.
